What is a successful rent roll transition?

Is it 50%, 60% or 70% of the rent roll paid for on 1st completion? Every time it should be minimum 90%!

Have you purchased a rent roll recently or in the past? Did the vendor obtain 90% of the rent roll for completion? Not just the signed MAA, but also POI checklist forms completed and 100% compliant property handover files?

MCRRB is so invested, from exchange to completion in the transition of the rent roll, that it's close to 100% making for a successful transition.

If you’re thinking of selling, or you’re about to purchase a rent roll, then you should read these useful tips.

7 tips that lead to a successful transition

  1. An expert that has a tried and tested process to get the newly signed MAA and POI back in a timely fashion is priceless.

  2. Good data in your PM software will eliminate as much manual input as possible. We highly recommend clean data and a clean template!

  3. Tools to track and reconcile every MAA and POI, along with key conditions from your exchanged contract can be a huge time saver. Understand your contract and set up your settlement in line with your exchanged contract.

  4. A clear understanding of what can be rejected and what you need in each handover property file goes a long way. This will help you to avoid any surprises before settlement.

  5. Take time to prepare a systematic review of each MAA, POI and property file. It is important this is done correctly early on to ensure success.

  6. Create a POI for every landlord. You need to identify the landlord with a primary ID and also identify their proof of ownership, ie. Council, water or strata notices.

  7. A broker and a transition expert that has done this time and time again, and will help hold the deal accountable, can make all the difference!

MCRRB is invested in making sure your sale or purchase is a big success! Don’t just exchange and think the rest is easy. The hard work begins in the transition, and MCRRB is there every step of the way and will help to guide you through it.
